Bywater Development Projects

Proposed renovation of the 4 plex at 3900 Royal St. by Bywater designer Kyle Resmondo, who is also building the Milky Way hotel on St. Claude and Feliciana.

The Industrial Canal Lock expansion project has been authorized since the 1960s with several changes in Design over that period. Its current design is shallow draft  900ft x 110ft x 22ft deep at an est. cost of 4.7 billion dollars. The goal of the expansion is to allow multiple barges to pass through the lock at once and decrease downtime of the current lock due to repairs.

NSA Eastbank apartments project is being built by renovating two of the 3 large, old naval base buildings adjacent to Poland. Phase 1 of the project will bring 294 units of affordable housing and 37,700 SF of retail and 784 garage parking spaces. Ground breaking is anticipated for July/Aug 2025 with Construction completion anticipated in 2026

4100 Royal st. is HANO development site where previous affordable housing, St Mary’s Orphanage, and the Olivier plantation existed.  The developer is ITEX and the current plans were reduced to 82 units from the zoned 136 units due to rising construction Cost
